Resumo: | This study presents an analysis of sensitivity and economic-financial feasibility for the construction of a housing unit under the Minha Casa, Minha Vida Program, category 1, located in Extremoz-RN. The research is based on data provided by the construction company responsible for the project, allowing the calculation of crucial financial indicators such as Net Present Value (NPV) and Internal Rate of Return (IRR).
The analysis revealed that both NPV and IRR indicate the feasibility of the project. Furthermore, the sensitivity analysis, which considered variations in tax values, labor costs, inputs, and company financial expenses up to 20%, demonstrated that, even in the face of these variations, the project remains viable. This is particularly significant given the current governmental investment conditions in the sector.
The research concludes that, under current circumstances, the construction project for the housing unit is not only feasible but also adds value to the company. The study emphasizes the importance of government investment policies in the real estate sector, highlighting the resilience of the project even in the face of possible fluctuations in costs and associated expenses. These results suggest a promising outlook for the project implementation, providing valuable insights for strategic decision-making in the field of housing construction. |
