Resumo:The pathological manifestations occur in several ways in buildings and despite the engineering area developing different technologies that associate quality and speed in the execution of projects and constructions, in parallel to the need to reduce costs makes users and builders opt for low quality materials and inadequate construction processes. Coastal regions tend to suffer more from the action of aggressive agents in construction systems due to the action of chloride, which penetrate the structure and cause, in an accelerated way, the depassivation of the reinforcement bars and initiation of the corrosion process. In this way, the present research has the objective of gathering and analyzing the main pathological manifestations found in a single-family housing, located in Pitangui beach, coastal region of the state of Rio Grande do Norte. To achieve the objective, visual investigation procedures were carried out, associated with the use of equipment that helped in the process of classifying the anomalies and flaws of the building. In addition, tables were created that, through the records and information gathered in the field, classified the pathologies by origin and cause, with posterior description of the degree of priority and recommendations for technical actions to recover the building elements. Finally, it can be concluded that the main pathological manifestations found that need more immediate actions for correction and restoration were cracks, stains and mold and reinforcement corrosion present in all environments of the building, causing, in the most serious cases, the loss of functionality and proper performance of the building element.
