Resumo:Until the end of the 20th century, the verticalization in Natal/RN was concentrated in the regions East and South administrative areas, where the population with the highest purchasing power was found. However, in the last two decades, this process has spread to more suburban areas, providing a new dynamism of the real estate market in the administrative regions North and West. The verticalization in these new spaces takes on new characteristics not only in terms of location, but also in the constructive standard and in the forms of financing, reaching a new market niche that was formed from the expansion of credit to social sectors low-income families and the implementation of the Minha Casa Minha Vida Program at the end of the 1990’s.of 2000. Popular standard verticalization in suburban areas driven by PMCMV triggers a process of valuing these areas, revealing new strategies in the capitalist production of housing space on a national scale, which can be evidenced in the Natal city. Thus, the objective of the research is to analyze how the verticalization of popular standard promoted by the PMCMV redefines the urban space in the suburban areas of Natal. The spatial cut covers the North and West administrative regions of the city of Natal, where investments in the housing program were concentrated. As for the clipping temporal, the period contemplated for carrying out the research has as its starting point the year of 2009, when the PMCMV was launched, to the present day, considering that the dynamics emerged from the development of verticalization of popular pattern in mentioned regions still reverberate today. In methodological terms, the research had with procedures that permeate the bibliographic review, survey of primary data and secondary education in private and public institutions (SEMURB; CEF; SEBRAE/RN), research on field that included interviews with representatives of construction companies and public institutions, in addition to visits to the areas of the undertakings. The corporate capital, motivated by the economic tax breaks of the PMCMV, has invested in the Regions North and West Administrative regions of the city of Natal, triggering valuation processes and real estate capitalization in neighborhoods that make up these regions. This fact is evidenced by the changes in land use and occupation, due to the significant increase in the presence of activities businesses of commerce and services and for investments in urban infrastructure in regions studied.
