Estudo comparativo entra a metodologia convencional e o uso de contêineres para execução de moradias
description In order to develop new construction methodologies that are more sustainable, of rapid execution and that allow to efficiently meet the housing deficit, several construction methodologies have been emerging, one of them being the construction with the use of container, where the use of steel modules for the survey of houses is made. These modules can be obtained through the reuse of marine containers or manufactured with adaptations for this purpose. Therefore, the present work aims to analyze the constructive feasibility of the use of this material in the execution of residences in housing programs, doing so through analysis of the methodology, as well as through comparison with the most usual construction method, this being the conventional masonry. The study begins by addressing the characteristics around the methodologies addressed and also their constructive step-by-step. Next, it addresses the use of the container in civil construction, citing the existing standards, how its application is made and its history to this day. Subsequently, a comparison of execution costs is carried out, through projects developed with the aid of software: Autodesk Revit, TQS and Microsoft Excel. In them were developed the architectural, hydrosanitary, electrical and structural projects, as well as the spreadsheets to carry out the cost surveys, using the existing budget bases with the prices of the services necessary for the works, being the same done for analysis of maintenance costs necessary for the houses. Finally, the comparison was made through the budget made on top of the projects used as a basis, as well as the constructive steps and the advantages and disadvantages found. With this, the results show that currently the price of a container home has a higher cost, around 7% more than conventional masonry, however it presents itself as a viable option for use in housing programs, because despite the higher cost, the difference was not very large and its advantages compensate for the extra cost. However, for the study, the time of execution of the work, the work teams, the costs of removing debris and the distribution of the cost over time were not considered.

Com o objetivo de desenvolver novas metodologias construtivas que sejam mais sustentáveis, de rápida execução e que permita atender de forma eficiente o déficit habitacional, vem surgindo diversas metodologias de construção, uma delas é a construção com o uso de contêiner, onde se faz o uso de módulos em aço destinado a levantamento de moradias. Esses módulos podem ser obtidos por meio do reaproveitamento de contêineres marítimos ou fabricados com adaptações para esta finalidade. Portanto, o presente trabalho tem como finalidade analisar a viabilidade construtiva do uso desse material na execução de residências em programas habitacionais, fazendo-o por meio de análise da metodologia, assim como por meio da comparação com o método construtivo mais usual, sendo este a alvenaria convencional. O estudo tem início abordando as características em torno das metodologias abordadas e também de seu passo-a-passo construtivo. Em seguida, aborda o uso do contêiner na construção civil, citando as normas existentes, como é feita sua aplicação e seu histórico até os dias de hoje. Posteriormente é realizado um comparativo de custos de execução, por meio de projetos desenvolvidos com o auxílio dos softwares: Autodesk Revit, TQS e Microsoft Excel. Nos mesmos foram desenvolvidos os projetos arquitetônicos, hidrossanitários, elétricos e estruturais, assim como as planilhas para realização do levantamentos de custos, usando as bases orçamentárias existentes com os preços dos serviços necessários às obras, sendo o mesmo feito para análise de custos de manutenção necessários para as moradias. Por fim, a comparação ser deu por meio do orçamento realizado em cima dos projetos usados como base, assim como as etapas construtivas e as vantagens e desvantagens encontradas. Com isso, os resultados mostram que atualmente o preço de uma residência em contêiner possui um custo maior, em torno de 7% a mais em relação a alvenaria convencional, contudo apresenta-se como uma opção viável para uso em programas habitacionais, pois apesar do custo maior, a diferença não foi muito grande e suas vantagens compensam o custo extra.
