Shedding light on the theoretical debate related to the real economy and financial capital, we highlight the important role played by real estate investment funds in attracting resource directed to the real estate sector, contributing to the generation of jobs and income. To this end, a literature review was made in order to provide the reader with a broad view of the creation, evolution, types and main characteristics of real estate investment funds. Through a timeline, the main points to be observed in the creation and improvement of the legislation of real estate investment funds were addressed, as well as their advantages and risks considering the investor perspective. Finally, a performance analysis was carried out, comparing the profitability of real estate investment funds to other financial market indices, providing conditions for the investor to evaluate clearly and objectively the inclusion of real estate investment funds in their investment portfolio. Thus, it is concluded that real estate investment funds have proven to be a good investment option, mainly for small individual investors and a good financial instrument, capable of mobilizing resources quickly and efficiently for investments in the real estate sector. Este trabalho tem por objetivo fornecer uma ampla abordagem acerca da indústria de fundos de investimento imobiliário no Brasil. Lançando-se luz sobre o debate teórico em relação à economia real e o capital financeiro, destaca-se o importante papel exercido pelos fundos de investimento imobiliário na captação de recursos direcionados ao setor imobiliário, contribuindo para a geração de emprego e renda. Para tanto, foi feita uma revisão da literatura, a fim de fornecer ao leitor uma visão ampla sobre a criação, evolução, tipos e principais características dos fundos de investimento imobiliário. Por meio de uma linha do tempo abordou-se os principais pontos a serem observados na criação e aperfeiçoamento da legislação dos fundos de investimento imobiliário, assim como suas vantagens e riscos levando em conta a perspectiva do investidor. Por fim, foi feita uma análise de desempenho, comparando a rentabilidade dos fundos de investimento imobiliário a outros índices do mercado financeiro, dando condições para o investidor avaliar de forma clara e objetiva a inclusão dos fundos de investimento imobiliário em sua carteira de investimentos.
