Resumo:In Brazil, culturally the preventive maintenance activities of the real state are seen by the dwellers only as inconvenient expenses. In practice, we can still observe that most people wait the problems to happen so they can take the proper measures. This reflects directly in the depreciation of the edification, especially in the oldest ones, causing financial damages and, in some cases, accidents with fatal victims. The present paper aims to present the importance in the planning of preventive and corrective maintenance and the tools that aid in its fulfillment, demonstrating the importance that these activities have in the conservation of the good building performance. To do so, it was made a detailed literature review of the Brazilian standards, technical documents from important institutions, and of articles and books from renowned authors regarding maintenance, inspection and building performance. Besides this, a case study was made aiming to evaluate the maintenance system management in the Superintendência de Administração do Ministério da Fazenda do Rio Grande do Norte (SAMF/RN) buildings. A thorough building inspection was made, regarding the several systems from the principal and attached buildings, using information obtained through the questionnaire application to its users and survey of administrative, technical and maintenance paperwork. The flaws and anomalies found were correctly registered, according to its gravity, urgency and tendency (GUT matrix), so it could be generated a priority list with the interventions to be made. The necessary technical recommendations for the repair of the non-conformities and the general evaluation of its use and maintenance conditions were also made, as well as suggestions towards its improvement. Thus, it is concluded that the management fitting maintenance is fundamental for the guarantee the durability, aesthetics, real state valuation, comfort and safety of the construction.
