Resumo: | The real estate production in urban centers causes impacts for green areas,
which often gives space for new buildings. More and more scarce in urban space, the
vegetation transfers to dwellings benefits that justify the interest of real estate
developers in projects around the green areas, since the proximity to nature
incorporates intangible values to real estate like landscape, ventilation and fresh air,
places for leisure, among others. The present case study has as main objective to
analyze the relation between the location of the real estate developments produced
between 1990 and 2018 and the arrangement of collective green areas in Natal City.
To correlate spatially these elements, the study will use tools of Geographic
Information System (GIS). The analyzes were based on three criteria of the real estate
production in the surroundings of these green areas: the intensity of the production;
the standard of the units; and the verticalization of the enterprises. As a result, it was
possible to observe that districts with higher average monthly income are better
benefited by investments in public leisure areas, a situation that favors real estate
production. In general is observed a higher standard of the units located at a distance
up to 500 meters of a green area; and ventures located at a distance of up to 500
meters from a green area are more verticalized. Finally, it was concluded that, in
general, real estate developers seek to produce around these areas and that the
relationship between real estate production and green areas has its particularities
according to the neighborhood analyzed. In addition, better planning is needed for a
more equitable distribution of the benefits of green areas. |
