The hypothesis that sustains him is that the singularity of Tibau do Sul, a municipality where Pipa beach is localized, it made it a different destination for Natal, determining a distinct type of connection between the above mentioned sectors, compared with the observed in Natal, especially after the decline in the number of foreign tourist who visited the state. After the fall of this source of demand for real estate assets in the capital, the completion of major works for the reception of the 2014 cup and the reduction of the development of the real estate made the links between the two sectors even looser to generate a dynamics of feedback that can promote the growth of the city. Tibau do Sul, even with the fall of foreign tourists, continued to attract visitors in sufficient scale to sustain the expansion of their tourist activities, determinants of the growth rate of its real estate offer. Coordenação de Aperfeiçoamento de Pessoal de Nível Superior (CAPES) O trabalho pretende investigar as trajetórias dos setores turístico e imobiliário em Natal e Tibau do Sul, no período 2001-2016, tomando por base a evolução de indicadores como o número de estabelecimentos comerciais e o volume de emprego. A hipótese que o sustenta é que a singularidade de Tibau do Sul, Município onde se localiza a Praia de Pipa, tornou-o uma destinação diferente de Natal, determinando um tipo de conexão distinta entre os setores acima mencionados, comparativamente com o observado em Natal, especialmente após o declínio do número de turistas estrangeiros que visitaram o estado. Após a queda dessa fonte de demanda por ativos imobiliários na capital, a conclusão das grandes obras para a recepção da Copa de 2014 e a redução do fomento para o setor habitacional tornaram os laços entre os dois setores ainda mais frouxos para gerar uma dinâmica de retroalimentação capaz de favorecer o crescimento da cidade.
